The appraisal game is absolutely a scam. The appraiser will always "magically" come back within 2% of the exact number that was mentioned to them by whoever hires them.

 

 

 

That's crazy. I don't even use a standard wallet anymore. I just have a phone case wallet.

 

who hires somebody to give them a professional assessment on the value of something and then poison's the well by saying how much they think it's worth? why would anyone ever do that? I've been thinking about getting some silverware and other items appraised and if they asked me to tell them what I thought it was worth I'd ask them why I the hell should I pay them to tell me what I already think?

That’s one thing that’s slighlty infuriating about this all. I’ll ask my realtor what she thinks and she’ll say “well, it depends what it’s worth to you”

I didn't tie that specifically to real estate I guess. Doesn't the buyer's bank do the appraising to make sure they aren't forking over 300k for cardboard box and shit?

The agent isn't allowed to guess at the value. There's some liability there. At least that's what my agent told me.

 

no but they should be able to make a fair market estimate based off comparable properties. they should be able to easily say if a home is priced within reason or not given the major factors like condition, location, relative market conditions etc. when i was looking there were a couple properties i found that i had my agent arrange showings for and if my agent would've given me the same answer napa's gave him I would've proceeded without an agent from that point forward. answers like that add zero value. you don't pay an agent to simply pull MLS listings if they aren't working to protect your interests then there is no point in them getting a cut of an eventual purchase. if it's a hot market, bad agents get lazy and look to siphon off the cream for doing as little work as possible

Time for a new wallet. That thing can't be in good condition at this point.

It's in surprisingly good condition, I think. It's black leather with two silver "snaps" and a clip for when it used to have a chain. The plastic sleeves inside have had to be taped quite a bit, and there's maybe a little bit of wear on the stitching. Oh, I guess it is pretty bloated. I remember once counting that I had about a dozen casino cards. I think it still has some more years in it.

I don't know why either. First season is fantastic. The rest are good to ok, with some flashes of brilliance here and there but the the last episode of season 1 is one of my favorite half hours of television.

Put in an offer on a house today. Bids are due by 6. Hopefully, they don't take long deciding because I'm a nervous wreck. I honestly don't know if it's because I do or don't want them to accept.

We are. They asked for highest and best. They also asked for flexible closing date so they can find a house to buy so we set it at 5/31 with a 30 day rentback option for them. Which is fine by me. Gives me two more months of cheap rent to save up with and maybe even have them pay my first mortgage payment.

We are on track for success, then, it would seem.

 

My advice is to bring fire and passion to this purchase. Much like Yadier Molina did today when called a mother ****** by some d bag coach.

It's so very frustrating. I'm on pins and needles. They've presumably had all the offers since 6 and I know mine was in hours before. I'm sure others were. How hard is it to select? Fvck.

 

And the rentback thing...a buddy who just bought a house, who actually had promised me a room but then renegged which is why i'm in my current situation, defintiely got his because he offered to rentback the house to the people, too. He had his lease until end of May so it worked out for him, too. Because it's entirely possible these people can't find a house right away, either.
