The thing I hate most about Top Plays on ESPN is that they are so often Top Moments. Hurray for the sick kid scoring an honorary TD in practice and all that, but it's not a great play. Chris Berman was the worst about this. When he did his Top Ten Plays of the Year, it would be stuff like Team X wins the championship. That's not a play, you tremendous faggot. Sickinfo2 291 Posted June 10, 2013 Share Posted June 10, 2013 hey beans or anybody else that has knowledge of land/property legal stuff: my land (the 86 acres) is land locked, ie no state road access. there is a driveway leading to it though and it's been there for years, like over 50. the road is getting really rutty and I want to get some gravel to fill in the ruts. can I fill in the ruts on the road that I don't own? I know they can't block access, but what are my rights to maintain the access? assuming the owner doesn't want me filling in the ruts (he's kind of a jerk). Ill share my thoughts on this even though none of my land requires an easement to access but many parcels around me do... First off, if it were me, I would chat with the fellow before doing anything. Let it be known that youre a good ole boy never meanin no harm, etc, etc. Take a couple cases of beer along. One iced down and the other in the box. Different brands....one cheap and one expensive. If the guy is a drinker.... and who isnt in our states.... before leaving as him if he wants the premium stuff that someone left at your house. You dont care for the stuff. Peace offering ya know. Just be sure that it looks like its been sitting for a while. Sprinkle some dust on top of it from the vacuum cleaner. Make it look like an afterthought instead of a bribe, ya know. Get to know the guy a little before blurting out what you want to do Odds are strong he wont care doing it this way. Odds are just as strong he will become a full blown enemy if you just show up and do it. The vast majority of owners that have an easement through their property look at it as they are being forced by the legal system to share their land. Gives them an immediate grudge against all that us it and fight tooth and nail to deal misery over the least tiny detail.... What it comes down to is this... yeah, you may have a "legal" right to maintain the road. You even can upgrade it to accommodate that corvette or wide farm tractor to pass. But nothing can stop him from claiming that your actions harmed his surrounding property by doing so. Simply spreading crushed limestone on the road seems harmless, but if a heavy downpour washes said gravel onto his hayfield because a section of the road didnt have a proper ditch to divert the water you could end up in civil court defending yourself against a damaged hay bine cutter to the tone of several thousand bucks Also refer to chapter five....
